Signs That it’s Time for a Roof Replacement

Your roof will provide many years of protection for your home if it is well-maintained. A roof can last 20 years or longer, depending on the types of materials used. However, all roofs need to be replaced eventually. Below are a few ways that you can assess the status of your existing roof and determine if it’s time to invest in a roof replacement.

Does it Look Like You Need a Roof Replacement?

Some of the signs that it’s time for a new roof will be visible if you stand outside and examine your roof. Check things out from the ground with a pair of binoculars, if necessary.

Things to look for include:

  • Curled or cupped edges on shingles
  • Shingles that are cracked or torn
  • Patches of missing shingles
  • Saggy areas that might indicate rotting boards
  • Moss or algae

Not all the above indicate that the entire roof needs to be replaced. Some of these issues only require an isolated repair job or routine maintenance. If you are noticing persistent or multiple issues with your roofing, it is time to call a professional.

Rotting Fascia or Eaves and Peeling Exterior Paint

If water isn’t properly draining from the roof, moisture causes damage to exterior features of the house. Rotting fascia or peeling paint may not mean that you need an immediate roof replacement, but these signs warrant closer inspection to determine the cause.

Shingle Granules in the Gutter

As shingles age, the granules wash away, decreasing the protection they offer the roof. Inspect the debris that is in your gutters when you clean them. If you notice granules in the guttering, take a closer look at your shingles for other signs of damage or wear.

Damaged Flashing

Missing or damaged flashing can be a sign that your roof is aged and needs to be replaced. Damaged flashing allows water to seep under the roofing and into the boards below.

The Neighbor is Getting a Roof Replacement

If your neighbors are replacing their roofs, you might need a roof replacement too. Most houses in a neighborhood were built around the same time. If one homeowner is noticing their roof is getting old and having it replaced, it’s likely that your roof may also be reaching the end of its life.

Check Your Attic

Often, the signs that you need a roof replacement cannot be seen from outside of the house. Leaks are sometimes hidden until the damage becomes significant and noticeable. Routinely check your attic for signs of water damage. Take a flashlight and carefully examine the beams and insulation. In the daytime, look around for any sunlight coming through the roof. This is another sign that the roof is compromised.
