HUD Manufactured Home Foundation and Additions Certifications
HUD Manufactured Home Foundation and Additions Certifications are typically required when you finance the purchase of a manufactured home. The purpose of the certification is to ensure the home is in adherence to HUD guidelines and typically required for all government backed loans such as the FHA and VA loan programs. Many lenders require the certificate for conventional loans as well.
FHA and VA loans require all three of the following components be certified: the foundation, building additions such as a porch or garage, and verification that this is the homes 1st permanent location. Be sure to clarify with your lender which inspections are needed as some lenders only need the foundation or the additions inspection for conventional loans. However, you may wish to have all three ordered so you know if this will meet the needs of potential buyers when you eventually sell the property.
In 1976 HUD began requiring all newly built mobile homes to conform to the Manufactured Home Construction and Safety Standards. The Office of Manufactured Housing Programs (OMHP) administers the National Manufactured Housing Construction and Safety Standards Act of 1974 (the Act) which authorizes HUD to establish federal standards for the design and construction of manufactured homes to assure quality, durability, safety, and affordability. Previous to this we commonly called these structures mobile homes and after 1976 we started calling them manufactured homes. The purpose of these standards is to design and build higher quality structures with safer materials than in the past. HUD standard manufactured homes will have a HUD certification label located at the exterior rear end of each section of the house as well as manufacturer HUD DATA Sheet documentation at an interior location that lists the serial numbers of the units that make up the home.
During our site visit, we will be looking to verify the following items. We collect the data and have it reviewed and signed off for certification by a practicing engineer who then issues the “Manufactured Home Engineering Certification”.
- The home is properly tied down from frame to a permanent foundation.
- There is proper drainage around the house to keep water from affecting the foundation and tie down points.
- Additions cannot be supported by the structure of the Manufactured Home and must have their own supports for all portions of the addition.
- The Manufactured Home cannot have been moved from another location (1stPermanent Location)
Turnaround time for HUD Manufactured Home Foundation and Additions Certifications is fairly quick. Start with scheduling the appointment online, or call us to schedule the site visit. Ensure that all areas on the interior as well as exterior including crawlspaces are accessible and clear of debris and any safety issues. Also have the HUD Data Sheet located if present which could be in a kitchen cabinet, or in the utility room. Once we have completed the site visit, your report is usually ready within 1-2 business days. Expediting is sometimes available for a slight upcharge.

- Permanent Foundation only Certifications $450 for locations within 30 miles of the Arch.
- Additions only to Manufactured Home Certifications (decks, porches, rooms, etc.) $450 for locations within 30 miles of the Arch.
- 1st Permanent Location Certifications included in the above.
